Plastering, Plaster Repairs & Ceiling Repairs Melbourne
Cracked plaster, damaged plasterboard, a sagging ceiling or a stain spreading after a leak — we repair existing walls and ceilings in Melbourne homes and buildings. Plastering has been part of our trade for over 20 years: we find the cause, repair the damage so it disappears under paint, and can paint it afterwards too. Call for a free assessment and quote.

Plastering & Solid Plastering
Solid plastering has been part of our trade for over 20 years. We sheet, stop and set plasterboard walls and ceilings, apply white set and skim coats where a wall has too many small repairs to patch cleanly, and match original hard-set plaster in older homes rather than ripping it out.

Ceiling Repairs Melbourne
Ceilings are where most of our plaster repair calls start. We assess the whole ceiling, not just the visible mark, then repair the damaged section so it reads as one flat surface once painted.
Cracked ceilings
Hairline and joint cracks raked out, taped and stopped in multiple coats so they do not reopen after painting.
Cracked or pulled-away cornices
Mitres re-bedded with cornice cement and paper tape; damaged lengths replaced to match the existing profile.
Sagging ceiling sheets
Older sheet that has bowed between joists, often under added insulation, is re-fixed where sound or re-sheeted where it has failed.
Damaged plasterboard ceilings
Holes, nail pops and soft patches cut back to sound sheet, patched and finished flush.
Small, isolated damage is usually repaired rather than replaced. We only recommend re-sheeting where the sheet itself has failed — see repair vs replacement further down this page. Not sure what you are looking at? Read about the signs of a sagging ceiling.
Water-Damaged Ceiling Repairs
A stain, bubbling paint or a soft patch under a bathroom, laundry or roof penetration means moisture has reached the plasterboard. Before any plaster goes back up we check with a moisture meter whether the leak is still active — patching over a live leak only hides it until the same patch fails again.
The source has to be fixed first. Where that needs a licensed plumber or roofer, we arrange for the right trade to attend, then handle the internal repair work: cutting out the damaged sheet, patching, stopping and sanding the ceiling ready for paint.

Our Plastering & Ceiling Repairs Services
Solid Plastering / White Set
Solid plastering and white set finishes for smooth, flat interior walls and ceilings — the foundation for quality paintwork.
Plaster Repairs
Cracks, holes and damaged plaster repaired and blended into the surrounding wall, including matching original hard-set plaster in older homes.
Plasterboard Repairs
Nail pops, dents, holes and soft or delaminated plasterboard cut back to sound sheet, patched, stopped and sanded flush.
Ceiling Repairs
Cracked ceilings, cornice cracking and sagging sheets between joists, re-fixed or re-sheeted depending on the condition of the sheet.
Water-Damaged Ceiling Repairs
Stained, bubbling or soft ceilings after a roof or plumbing leak. We confirm the leak is dry before cutting out and replacing the damaged section.
Wall & Crack Repairs
Recurring cracks raked out and properly re-stopped, with textures matched so the repair does not show under raking light.
Cornices & Architectural Mouldings
Cornice replacement matched to existing profiles, plus custom mouldings so a one-room repair does not leave a visible mismatch.
Skim Coating & Textured Finishes
Skim coats over heavily patched walls for one consistent surface, and textured or roll-on finishes where they suit the room.
Exterior Rendering & Cladding
Acrylic, sand and cement, stucco, lime wash, Hebel, cement sheet and polystyrene cladding systems — covered in detail on our rendering pages.
What Plastering & Ceiling Repairs Actually Involves
Interior plastering covers everything from a single ceiling repair after a roof leak to a full re-line of an old weatherboard cottage. We work with standard plasterboard, villaboard in wet areas, and the odd remaining section of original hard-set plaster in older homes that needs matching rather than ripping out.
Most calls come from cracked cornices, nail pops along stud lines, or a ceiling that's sagged after years of insulation sitting on it. Sheeting, stopping, sanding back to a flat plane and reinstating cornice profiles is bread-and-butter work, done with three-coat stopping compound rather than a rushed one-pass skim.
Skim coating gets used where a wall has too many small repairs to spot-patch cleanly, or where a client wants a hard-plaster look over new sheeting. We also handle cornice replacement to match existing coving profiles so a single-room repair doesn't leave a visible mismatch running into the hallway.
Common Problems We See
Cornice cracking at joins
Cornice mitres open up where roof trusses move seasonally or where the original adhesive bead was too thin. It reads as a hairline crack that reopens after painting over unless the joint is raked out and re-bedded properly.
Ceiling sagging between joists
Older 10mm sheet or fibrous plaster ceilings can bow between fixing points once insulation batts are added on top, especially if the original screws were spaced too far apart for the extra load.
Nail and screw pop
Fixings back out slightly as framing timber dries and shrinks, leaving a small raised dome under the paint film. It's cosmetic but multiplies across a ceiling if the original stopping coat was too thin.
Water-stained and delaminating sheet
A slow roof or shower leak swells the paper face of plasterboard and breaks down the gypsum core, leaving a soft patch that needs cutting out to sound sheet rather than just painted over.
Mismatched patch texture
DIY patches often stand out because the surrounding wall has a fine roller-stipple texture from the original trowel finish, and a quick fill-and-sand patch dries flatter and reflects light differently once painted.
Signs You Need Plastering & Ceiling Repairs
- A crack running along the cornice line that returns within a few months of painting.
- Visible dimples or raised dots in a straight line across a ceiling or wall, following the stud or joist spacing.
- A soft or spongy patch of plasterboard near a bathroom, laundry or under a known roof penetration.
- Corners of a room where the cornice has pulled away from the wall or ceiling sheet.
- A dull, flat-looking patch on an otherwise glossy or satin painted wall.
- Doors or windows starting to bind in their frames, which often points to structural movement affecting the plaster above.

Repair or Replace?
Repair usually makes sense when
- • Damage is confined to one or two small areas of a wall or ceiling.
- • The plasterboard itself is dry, firm and free of mould once probed with a screwdriver.
- • Cornice cracking is a single mitre joint rather than a run of failures along the whole room.
- • The building has settled and isn't showing ongoing active movement at the crack site.
Replacement is the better spend when
- • A ceiling has water damage across multiple sheets or sags visibly between joists.
- • Old fibrous plaster is crumbling at the touch or has lost its keying to the lath.
- • Repeated cracking at the same spot suggests a structural cause that patching won't solve.
- • Asbestos-containing sheet is suspected in a pre-1990 home and needs proper removal, not patching.
Small, isolated damage almost always gets repaired rather than re-sheeted, since a full ceiling replacement means shifting light fittings, insulation and cornice to match. We only recommend replacement where the substrate itself has failed or where matching an old lime-plaster ceiling by patching would leave an obvious seam.
Our Inspection Process
- 1
Tap and probe test
We tap across suspect ceiling and wall areas listening for a hollow or drummy sound, and gently probe soft spots with a screwdriver to check whether the gypsum core is still sound.
- 2
Check fixing pattern
Where nail pops or cracking follow a regular line, we check joist and stud spacing against the fixing pattern to confirm whether the original install used a wide enough spacing for the sheet load.
- 3
Moisture reading
A moisture meter on any stained ceiling or wall confirms whether a leak is still active before we patch, since covering a live leak just hides the problem until it reappears.
- 4
Cornice profile match
For heritage-adjacent rooms we photograph and measure the existing cornice profile so any replacement section is cast or cut to match rather than looking obviously newer.
Materials & Products We Use
Standard plasterboard
10mm and 13mm Gyprock or Boral sheet for general walls and ceilings, chosen for span rating against the existing joist and stud centres.
Villaboard or wet-area sheet
Fibre cement backing board used behind tiles in bathrooms and laundries, since standard plasterboard breaks down quickly with sustained moisture exposure.
Base and top coat stopping compound
A two-stage compound system for joints, giving a stronger base fill followed by a finer top coat that sands to a flat, paint-ready surface.
Cornice adhesive and paper tape
Purpose-made cornice cement for bedding coving into corners, backed with paper tape at joins to stop mitre cracking recurring.
Setting plaster for skim coats
A hard-setting finish plaster trowelled over sheet or old lath to give the smooth, dense surface associated with traditional hard-plaster walls.
Expected Timeframes
| Job | Typical duration |
|---|---|
| Single crack or nail pop repair | Half a day |
| Ceiling patch after leak | 1 day plus drying time before painting |
| Cornice replacement, one room | 1-2 days |
| Full room re-sheet and stop | 3-4 days |
| Whole-house skim coat | 1-2 weeks depending on room count |
Weather, access and drying times shift these figures — we confirm a realistic schedule before we book you in.
What Affects the Cost
Extent of ceiling or wall affected
A single patch is a fraction of the labour of a full sheet replacement, particularly once cornice and light fittings need removing and refitting around the work.
Access and existing services
Rooms with downlights, ducted heating vents or ceiling fans take longer to work around and to reinstate cleanly after sheeting.
Height and access equipment
Stairwell ceilings and high void areas need trestles or scaffold rather than a standard ladder, which adds setup time.
Matching existing texture or profile
Matching an old hand-trowelled finish or an ornate original cornice takes more time than a straightforward flat modern sheet job.
Drying and curing time between coats
Multiple stopping coats each need to dry fully before sanding, which affects how many days the job spans even if the labour hours are modest.
Every job is quoted after we've seen it. We itemise labour and materials so you can see exactly what you're paying for.
Before & After
Typical starting conditions on Melbourne properties, and what the finished work looks like.
Before
Water-stained ceiling sheet sagging slightly near a bathroom exhaust fan, with the paint blistering along one edge.
After
Damaged sheet cut back to sound plasterboard, patched, stopped in three coats and sanded flush, ready for a uniform paint finish across the whole ceiling.
Before
Cornice mitre in a hallway with a hairline crack that reopened twice after painting over it.
After
Joint raked out, re-bedded with fresh cornice cement and paper tape, and finished with a flexible stopping compound to resist further movement.
Before
Living room wall with three separate DIY patches visible under raking light once painted.
After
Full wall skim-coated in setting plaster for a single consistent surface with no visible transitions between old and new sections.
Keeping It That Way
- Check under bathroom and laundry exhaust fans yearly for early staining before it spreads across a ceiling.
- Keep an eye on cornice joints after a hot, dry summer, since timber shrinkage often shows up as new hairline cracks in autumn.
- Avoid overloading ceiling space with extra insulation batts without checking the ceiling's fixing pattern can take the added weight.
- Address small nail pops with a light sand and dab of stopping compound before repainting, rather than letting them multiply.
- Have any roof leak traced and fixed before plastering repairs go ahead, or the same patch will fail again within a season.
Work That Pairs With This
Painting
Freshly stopped and sanded plaster needs the right primer and topcoat sequence to avoid flashing or uneven sheen once painted.
Heritage Restoration
Original lime-plaster ceilings and ornate cornices in older homes need a different repair approach than standard plasterboard.
General Maintenance
Leaks causing ceiling damage often trace back to roofing or plumbing issues covered under general maintenance callouts.
Decorative & Architectural Finishes
Where a prepared wall is going to be a feature rather than simply painted, microcement, Venetian plaster or a concrete effect finish can be applied over it.
